Buying property in Algeria: what you need to know

Verifying the title deed

Before any purchase, verify that the seller is indeed the legal owner. Check the land title at the relevant land registry. Verify the absence of mortgages, seizures, or ongoing disputes. Always insist on a price 100% declared to the notary — refuse any partial "off the books" payment.

Steps of the transaction

  • Preliminary sales agreement — binds both parties.
  • Payment of a deposit (generally 10 to 20% of the price).
  • Final deed of sale before an Algerian notary.
  • Registration and land publication at the land registry — 1 to 3 months.
  • The fees

    Notary fees between 2 and 5% of the price, registration fees, and land registry fees.

    From abroad

    Power of attorney drawn up at the Algerian consulate in your country of residence, recognized directly by Algerian notaries. Non-residents benefit from tax exemptions on certain transactions.
